TERMS AND CONDITIONS OF SALE GREEN CENTER HOSSEGOR



The present rental is made under the ordinary and legal conditions in such matters, and in particular those below, which the lessee undertakes to carry out, under penalty of all damages and even termination of the present agreement, if the agent or the owner sees fit, and without being able to claim a reduction in the rent.
a) Arrival times are normally scheduled in the afternoon from 4:00 pm
Departure times are normally scheduled in the morning before 10:00 a.m
The handover of keys (arrival) and return of keys (departure), codes, entry and exit inventories must be carried out in the presence of the agent or owner and the signatory tenant who has validated the seasonal rental contract, except in the case of special provisions
provided for. The signatory tenant designated above is the one who has booked the trip and whose contact details have been sent to the owners or their agents.
b) Terms of sale : The customer will have to pay his stay in the following way except particular provisions of the contract:

- 50% deposit at time of booking
- 50% of remaining deposit 60 days before arrival
- for bookings made less than 60 days before arrival: minimum deposit of
50% minimum deposit at time of booking and remaining deposit 30 days prior to arrival.
A deposit of 1000 euros will be charged to the customer's credit card.
c) Modification conditions : for any modification concerning the number of people, or the dates of stay, please contact us directly, we will try to satisfy you according to our availabilities.
d) Cancellation policy for cancellable bookings: no cancellation fees apply up to 60 days before arrival. After this date, the full amount of the reservation is due.
Cancellations made before this date will result in a refund of the payment made at the time of booking.
For bookings made less than 60 days before the arrival date: It is agreed that in the event of withdrawal
- by the tenant :
- more than one month before the effective date of the lease, the tenant forfeits the deposit paid,
- less than one month before the effective date of the lease, the tenant will also pay the difference between the deposit and the equivalent of the total rent, as a penalty clause.
- from the lessor :
- within seven days of withdrawal, the lessor must pay the lessee double the deposit
to the lessee.
e) If the lessee fails to notify the Lessor of a delay of more than two days in relation to the scheduled arrival date, the Lessor may, with good reason, attempt to re-let the property, while retaining the right to take action against the lessee.
f) Obligation to occupy the premises personally, to live in them "as a good father of the family" and to maintain them

g) The premises are rented furnished. If necessary, the owner or his representative will be entitled
be entitled to claim from the lessee on departure, the cost of cleaning the rented premises (fixed at €60), the total value at replacement cost of any broken, cracked, chipped or deteriorated objects, furniture or equipment, and any that have suffered more than normal wear and tear
for the duration of the rental period, the cost of cleaning dirty blankets, compensation for damage of any kind to curtains, walls, ceilings, carpets, windows, bedding, etc. The amounts are specified in the inventory on arrival.
h) The lessee undertakes to insure against rental risks (fire, water damage). Failure to take out holiday insurance, in the event of a claim, will give rise to damages and interest.
The lessor undertakes to insure the property against rental risks on behalf of the lessee, who is obliged to notify the lessor within 24 hours of any damage to the property, its outbuildings or accessories.
i) The security deposit must be paid by cheque, bank transfer or credit card. It will be returned no later than 1 month after the tenant's departure, except in the case of a holdback.
j) The lessee may not object to a visit to the premises when requested by the owner or his representative (in particular to resolve any problems relating to non-compliance with the internal regulations or requests from the co-ownership association).

h) The lessee undertakes to insure against rental risks (fire, water damage). Failure to take out holiday insurance, in the event of a claim, will give rise to damages and interest. The lessor undertakes to insure the property against rental risks on behalf of the lessee, who is obliged to notify the lessor within 24 hours of any damage to
the dwelling, its outbuildings or accessories.

j) The lessee may not object to the owner or his representative visiting the premises at their request (in particular to maintain the swimming pool twice a week during the summer months, or to resolve any problems relating to non-compliance with the house rules).
